Conversation

Concept
Initial sketches, a materials direction and a working budget. Two or three options, presented in person, with honest numbers and trade-offs explained.
Documentation
Construction drawings, structural and services engineering, council and permits, and a build programme with dates. Everything is documented before a trade quotes.
Procurement
Trade selection, fixed-price contracts, and long-lead orders confirmed early. Most of the project is bought before we cut the ground.
